You need to find an investor friendly REA, then sit down with them and set up your own personal "feed" with multiple zones based on the markets and property profile you are looking for.

Next time I would suggest buying something that does not have a sitting tenant, and if it does have one make sure they are fully paid up before accepting them as your own tenants.
