My spreadsheet is mainly built for flips, but now you’ve got me thinking... maybe I should expand it to include BRRRRs and buy-and-holds too.

Side note - I also believe 1st would pay off my 2nd if needed,even after sale and before proceedings distribution. it might also stay attached to the property, as there's an issue with lien recording priority in my favour.

My brother has been renting it for a while and I don't believe he actually took good care of it, so it's going to need some repairs.
