That is simply the fact in many markets right now you can't find a property that meets the common benchmarks we strive for.The question for us becomes whether or not we are willing to accept less than optimal returns or if we remain disciplined to strike only deals that check all the boxes, even when it seems that they don't exist.

I’m 90% sure they supply the big boxes.

A lot of MLS boards like @Brian Sparr and @Chris Mason said now include it as a box check on a standard contract.Regardless of notification there is nothing about you performing a 1031 that will impact the financing for the buyer. 

Most of the big box brokerages won't have that for you...

Thinking outside the box on this, I think I will make a move towards a platform I watched demos on before.
