The second offer was 86k, 3k in cc and I pay for inspections and survey, lol I was going to counter them back at 109k, but then I took a breath =)I then responded with a highest and best to both, buyer 2 ( 86k) came back at 96k with all of the same concessions.

And so many of my borrowers got into really bad financial positions based on this.If you have 100k to invest you need to keep at least 25% as reserves.

@Michael Siekerka made some valid points about the HOA not being a reason to be afraid, but I think the one thing I forgot to mention was that the parking lot is in very bad shape with several large potholes.

Overall just general lack of care to maintain their properties, none of which are getting fined by the city.I thought that the next best thing to do would be to go for a drive and actually go to check out the current status of these homes to see if they are indeed as in as bad of shape as these complaints say they are.
