Sorry for the late reply, My advice for what it is worth, is look at the possible tenants car, because their apartment, or house will be kept as neat or as dirty.

Mix of 2 and 3 bedroom units - all with 2 bath, most with 2 car garage.They are trying to sell each each building individually off-market, but are willing to accept offers for the whole group.

No car loans, school loans, credit card balances or anything like that.We have little cash currently for a down payment on another property and have been trying find deals where that cash can chip in for a flip (with a partner) to start gaining small returns and build it up.I think I’ll have a hard time finding good contractors that won’t eat into profits.

If you financed the purchase price with a mortgage you have to pay off the first bank to get the title to the property and give that to the second bank for collateral.That would be like owning a car with a loan on it and selling it to someone without giving them the title.
