This is the most hands off (read: passive) approach I've yet found to own rental homes, and it creates instant diversification for reduced risk.

The fact that it is Johnson county is an instant savings on taxes.

You can get your rehab cost included into your FHA loan and gain instant equity and have a nice place for possibly the same amount as a Santa Clarita condo.

Depending on what your budget is, it's rather slim pickings that are swooped upon instantly.  

That is instant equity of almost $40,000.

They're both going into the operations side, working with my contractors to ensure we deliver finely renovated homes on time, on budget, etc.And no worries about missing the rehab tour - we'll do another one in the next couple of months or so.
