Due to the fact that I do not actually have any real deals YET; I would only impart this: "Provide value", if not cold hard cash, then like others say, get out and bust your *** for someone who is in the play. 

And it was a volume play. so in conclusion  if you want to go investor route in my mind you have to be totally selective. and anyone asking for investor friendly agent is code for probably going to waste your time.

So getting a couple good reviews quickly is key, and to do that, you need to get people in quick.To find your base price, play like you're a guest and search for similar homes in your immediate vicinity.

But it’s also a strong indication that landlords are playing a larger role in the U.S. housing market.  

Play with sqft sizes as well.

I see no violation of my lease and no evidence of foul play at the home.

Should I look to buying another property and living in it or should I play it safe and just rent.

Hi @Paul Vincent due to the fairly strong response to my interview on podcast 211, I've created a JV program for first position NPLs, sort of a "learn as you earn" program for those who want to invest in a note and have play-by-play involvement.

But she didnt say I can't rent it out too :)I am trying to get a feel for some shore towns and was playing around on AirBNB by looking up listings in both the shore towns and in my local Weehawken market.  

If it's going to be a couple/few years, you can find a SFR that is a short term play, help build up the capital faster.
