If the home has not been rehabbed right, you will get drained on maintenance and if there is a lot of maintenance your tenant will leave as they will grow tired of having to always wait on the PM.  

The sellers had used this place as a rental for 7 years, and decided they were tired of dealing with it.  

My husband and I were just talking about this the other day... we really want to meet others that are interested in Real Estate as our current friends are tired of hearing us talk about REI haha!

How do you screen out folks for showings who are just kicking tires or might not otherwise be interested?  

Get in or get out.We all understand Highest and Best is a start point to eliminate tire kickers.

Tired of having to hire people and rip out tile and all the mess that goes along with that. 

A lot of BP podcast interviews talk about having multiple exit strategies, and a degree is a great exit strategy in case you get tired of real estate, the bottom drops out of the market, you just find you're not good at it, etc.

The property manager's mother (79 years old) is still doing the building finances and is getting tired of it.What I was able to gather was this: 3 out of 4 tenants are long-term tenants, the property has been on the market for a LONG time, and this measly 80k building was worth nothing to a multi-millionaire in California who is just wanting to get rid of his property.As a result, I offered $45k just to see if it would be entertained. 

I've had realtors rudely interrogate me to see if I was serious or just another tire kicker.

I tire of all the smoke and mirrors in notes.
