Remember the overlap of a rental sucks for everyone.The renter hates to pay for days that they already are paying for on another property just like you hate the lag time between your previous tenant moving out and the new one moving in.

I don't see a dishwasher as a luxury.Not an absolute necessity, but washing dishes by hand sucks, if you have tried it.Clothes washer and dryer.

Depending on the type of tenant, either or works i suppose but generally speaking as a landlord with the wonderful experience of going thru the eviction process it is a major time suck and money drain and it actually benefits the bad tenant far more than it does the landlord who followed the terms of a signed lease agreement.
