Remember the overlap of a rental sucks for everyone.The renter hates to pay for days that they already are paying for on another property just like you hate the lag time between your previous tenant moving out and the new one moving in.

I was steadily learning more and building the knowledge base and community to do something “eventually”.Like many people I have a full time job that sucks so muck of my time, plus a wife with 4 homeschooled kids I love dearly. 

We do not expect it to provide any real protection if scrutinized because the mortgages are mostly in our name (3 are not).I think it sucks when lenders' rules change. 

This is why these moratoriums suck so bad. 

It sucks to get $50k instead of $w0k annually but if you don’t want to own all of it, sell all of it. 

It sucks you were burned from contractors, who perhaps took advantage of the uncertain nature of covid, but I can say from experience that getting burned is the best way to learn!

I don't see a dishwasher as a luxury.Not an absolute necessity, but washing dishes by hand sucks, if you have tried it.Clothes washer and dryer.

That said, tenants suck at changing them out so we will change them if we are in a unit and see it needs changed.

Depending on the type of tenant, either or works i suppose but generally speaking as a landlord with the wonderful experience of going thru the eviction process it is a major time suck and money drain and it actually benefits the bad tenant far more than it does the landlord who followed the terms of a signed lease agreement.  

Speed usually costs and reporting your financials to them every year sucks.
