Decided to put a butcher block countertop on the island to make it a practical prep surface.Only issue I have in using IKEA cabinets for a flip or rental is that they never seem to have everything I need in stock and cannot wait 2-3 weeks for delivery when they cannot guarantee it will be there in that timeframe.

I can express that at their own admission this number they generate can vary in accuracy from market to market.What I mean is that the more "data points" or in this case "sold properties" you have, the better the opportunity for accuracy.

I feel like the salesman wrote the bid amount to include the tear-off, BUT wrote “Over existing” (roof) for the express purpose of making this change—to cover the cost of the tear off and disposal of shingles.

I have also spoken to my neighbors who have a fairly similair floorplan and although they are not fully aware of the exact going rate, they have expressed they believe their house value to be higher than $120,000The main issue I am dealing with is I currently have very little money and my credit score, while not bad, lacks in potency for hard money lenders.I think it would be a shame to let this opportunity go to waste.
