If you are good at multi tasking, using their systems, and have cleaning help, it is not too difficult.  

Some private lenders will give you a loan based on the healthy amount you have to put down.  

I guess I should look at this from a dollars and sense standpoint and pull the trigger because it makes money, but I want to have nice clean apartments and not catch a bad rep right off as a "slumlord. " Lol.

No matter how clean it is left, there are always things to do.  

I told her that I would get back with her, but that at the very least they'd have to give up her security deposit and make the unit available to show (they keep the unit pretty clean from what I can tell).  

Its really simple and it can keep it clean.  

I have mentioned that I have sales, organizing/assistant and cleaning experience. 

To me, minimal means I'm going to clean some carpet, put less than $500 in new/replace material into it and then paint a couple rooms.What you want to do here is turn "minimal" into a number.  1.

Day 2 - Demolition & Cleanup (Friday 5/15/15)This is our first day actually doing some physical work at the house and a couple of our guys are starting to do a little clean up.

I own it clean and free but I want to go to the next level and I'm stuck at what to do next.
