I am thinking that implementing this strategy is better than not doing anything at all.  

@Gina Dovel I just ran some numbers and id say you should take @Richard Dunlop 's strategy and implement it TODAY!!

But fundamentally I think most of these payment services are comparable with the main differentiators being: ease of tenant use, customer service, ease of implementation, and price... in that order for us. sparkRent.com looks like a very viable product (it was not in our 8 or so product evaluations 2 years ago).

We help furnace all types of buildings with gas, electric, and water submeters that you can then take to a billing company to collect payments or if you have a billing software, we offer a service to send .CVS spreadsheet with all the month's usage so you could implement your own monthly utility bills. 

We help design and implement utility reading systems and supply the meter and all equipment required for submetering all utility types, I would be happy to speak with you and see if this is something I can help you with.  

Aside from agents, you'll also want to join your local REIA and see what other investors are implementing in your market.
