Of course, nobody thinks they are over leveraged until there is a recession, when your model is stress tested, that is when you get to find out if you are over leveraged or not.

@Arlen Chou you are quite correct that for a single family home comps, not cap rates, will be used for valuation, however, @James Woods spoke in terms of cap rate, so I thought it appropriate to follow on his terminology...and I'm not pitching anything- just replying within my expertise.
