If your landlord has not sent you an explanation within the 30 days, you will have some leverage to take her to court and the judge may be more sympathetic.

My IRA would be hit with a large UBIT tax of 33% or so, on about 80% of any profits, but the leverage to me is worth it.

Not sure what rate he got 5 years ago, but my guess is it is probably lower than what he can get now as an investor.3) If he sells his Fort Collins house, he will need to pay realtor fees, perhaps as much as 6%, which can significantly impact his purchasing and leveraging power going forward.4) He might try renting out his Fort Collins home first and see what he can reliably get for it.

This isn't a pity party, just looking for financial advice, I'm sure technological unemployment will salivate at the mouth until all humans are unemployed however I don't think debt is something technology can unemploy.
