If there isn't a set space for each tenant's dog, make sure you require renters to have insurance-- dogs fight, and vet bills are very expensive, and they will be quick to involve the rich landlord and somehow try and make it your fault.Lastly.... how the dog acts is  99% reflective of  the owner, we have one duplex unit, she has 4 dogs, takes A+ care of them, walks them, lets them out.. 0 damage to the unit.. so it's really all about the owner!

Also, I wanted to make you aware that you can expense certain improvements rather than capitalize it if they are below 2,500.

Doesn't matter that the expenses are there,  they were going to pay for them on their own,  now they have a bit of help from the tenants.

To simplify things, I like think of repositioning MF properties as just flipping “bigger homes”, but I know it’s a different animal completely, especially the part of managing the income/expense game with inherited tenants.

As I continue to analyze properties, it seems that the expenses are eating up a large portion of the cashflow, especially when utilities aren't separated.

If he doesn't, I would recommend having a separate hvac inspector look it over because that can run into a big expense in a hurry.
