I agree that it is important to abide by your contract and not overlook or wave items which may set a precedent and, sometimes you do need to train your tenants to do things they way you would like them to be done.  

Eliminating problem items before renting is probably one of the most important things to do.

They should also get a refresh of these items in the days prior to closing the sale.

Nothing to worry about yet.Your property has an additional bedroom that will appeal to larger families with 4 or more children or live in grand parents while your neighbors are only 4 bedrooms.It actually makes a huge difference because your property will have a different customer base for the most part.Stage your property properly with the right furniture and decorative items and really get it looking far superior than the neighbors home.

This is a stale post but another SC investor and I were discussing a Greer property last night; so, this old post come up.Another item pertinent to your original post is liking to do business with your residents and also understanding their needs.

Not every village in my area does that but there are some who are happy to and will provide an affidavit with all required items needing repairs listed.
