With Roger (Investors Accounting), I believe most people people pay a flat rate per year for all consulting, tax advising and tax prep -- I've paid a fixed rate for the past 12 years.As for the cost, you can certainly find less expensive if all you care about is tax prep.

I am in total agreement with Jon (and others) and while having a long-term tenant is always a high priority, so is having a tenant that takes care of your property for the long-term too.

If she is aware or doesn't care then your issue is back in court with your ex and there is nothing you can do until you resolve that legally between the two of you.
