I understand the reasoning - this is a beach community and they don't want to rent to groups of college kids.

As an aside, and I'll admit I am not a fan of wholesaling for a variety of reasons, if you are going to get into wholesaling you better really understand what is happening in your market. 

Shes leaving to go take care of ailing parents so I understand needing to leave. 

I walked the property with a contractor and understand a permit will need to be pulled for the work but one thing we weren't completely sure about was adding an address to the building.

I have money though and I have rentals so I understand bookkeeping and managing tenants etc. but when i bought it was after crash so, it was easy.

I understand that for this to have the opportunity to be successful, I would need to make sure this didn't break any lease agreement, but aside from that I'm interested in the details.
