I think too many people confuse being nice with releasing people from their agreed upon responsibilities.

If they are responsible dog owners the dog should have already been spayed or neutered and to a vet whom could document it.

You should not have tenants directly responsible for maintenance with a reduced rent.

When I inherited my property i was not in a financial position where I could responsibilities afford to own the property and because I was lost in grief I wasn’t capable at the time to put the energy into learning and working to improve my situation.
