Our goal is to add at least 1 rental per year (maybe more) and to replace our income. 

However my other tenant who is on "fixed income", I  initially raised the rent $50/month and she also had to cut all the grass all summer.

Long term goal is the make this an investment property PAY IT oFF AnD hAvE IT FoR AdDITIONAL RETITEMENT INCOME Asking price is 205 Offered 200 I wanted to originally put down the 3% But after seeing the numbers (monthly) I’m not comfortable paying that amount.

Then figure out how much tenant improvement work you need to do to get that new tenant and you have your future income and your repairs figure.

Real estate is not my primary source of income and I do not do any of the work myself.

I'm estimating we can get rents + laundry income up to $3,220/month. 

- My first goal is to buy and hold up to 80k passively to match my employment income.- I'm interested in investing in a local franchise and being very hands on so as to hone skills,  network etc (S, B quadrants)- I initially let youtube pick the order of the BP podcasts for me so I quickly stumbled into the Grant Cardone session.

A lot of the newer 4-Plex in areas such as the Medical Center come with higher Purchase prices compared to the Rental Income.  

How is the weather compared to Maui, and what kind of net income can you expect per year on a small 500ish sq ft one bedroom that's oceanview/front?

Go figure out what job (if 2 incomes adds up to 2400/mo) ????
