It will cost you far more in time to do these yourself. and why risk committing malpractice when for relatively small fee you can get a comprehensive database search. seems pennywise and poundfoolish to me- IMHO

I absolutely love riverside, and prices are still relatively reasonable.

Learn everything there is to know about the market you're working in, real estate related and non-real estate related.

Both are in relatively strong rental markets (Los Angeles, Tucson).

Drywall is relatively dense, so sometimes drywall is layered (with special glues in between layers).

I'm relatively knew to real-estate investing, but I've been reading and researching for a few months now.

I would say for one, being on the same platforms as them would make it more likely that they can relate to your content.
