An assignment of your contract does NOT relieve you of your obligations under the purchase contract unless your purchase contract specifically states the seller is releasing you from all obligations upon assignment.

I didn't give you a specific place cause I for one don't know all of the stuff above as it applies to Spokane or any other place. 

The key to it all is maintaining corporate filings and documents, both with the state and internally with the LLC itself, and to document the entire structure with an LLC agreement that is specific to real estate and is not just a generic LLC agreement that you can find online.

You can get lines of credit for your business that you could use to buy real estate, but I would be very surprised if they gave you the loan specifically to buy real estate.

Most people are happy to help if there are specific questions they can answer. 

For instance, they are underwater or the home value is too high.You can look at the demographics of specific "carrier routes" (CRRT) within a zip code to pick the ones that have the highest rate of homeownership and desirable average price range.

U can use a state specific LLC or you can use the WA LLC and register it as a foreign corp.
