Looking for some insight from experienced STR's about whether or not guests would be turned off by the presence of exterior security cameras (definitely nothing inside the house - except inside the garage which likely would not be accessible to renters - debating that).

Once accessed that’s another seven $100k properties in my market (Ohio) that will cash flow $300 per month per door (units are $30k to $40k per door/$35k average so if four are triplexes at $900 cash flow/$3,600 net per month and three are duplexes at $600 cash flow/$1,800 net per month that’s an additional $5,400 net income per month in addition to our $3,000 now which just about gets us to our financial freedom goal of replacing our W2 incomes of $9k per month and covering all expenses.

Way back in the 90's in Salt Lake City.The issue and problem with Fire damage properties is . 1- I am sure the city is involved with complete up to code with everything. 2- Most contractors will charge you almost double to deal with the city up to code and    the mess of the fire, water. etc.3-Most the time a engineer needs to access the property and even their report can cost thousands.Do you have it tied down?

If anything they are making REG D more accessible, ie. new changes allow more people to qualify as accredited for example, holding a Series 7 license.There can be some restrictions depending on the PPM on total investment amount or total amount of investors depending on states involved, however this is typically deal or investment specific and usually at substantial amounts.
