It took me a couple of weeks to find this Tenant Buyer, but generally I warn my Turnkey investors from California that it may take two or three months to find the right Tenant Buyer.

ANY heloc can be called with out any warning.. no future draws and balance due... at the sole discretion of the bank.. you know those 20 page tiny print mortgages its in there believe me...

Warning to newbes, be carefull what you post on these forums you could have more problems with slandering your fellow investors that are trying to help you and that could create more problems then the house deal that started all of this.Happy Investing 

I have some moves left, but he has already warned me that after these moves the next ones will be difficult or not feasible.I am going to refi 3 (leaving 30% in each) and pull out $210K which I want to reinvest in 3 or more (California properties) but he's already saying the most he can do is 2 because the reserve requirements get "insane" after that.

Big warning alarms going off on that one.So based on that conversation I may have a water lien about to be filed against the place and I have grounds for violation of the disclosure agreement which I could use to reverse the sale or suit for the cost of the repair of the water line if I file suit against the seller in the next few days.Then it was "The previous landlord told us it was fine to say here and not pay rent to watch over the place against vandalism so we really should not have to pay rent.

I do deal with China often and I would warn against Alibaba.com.  

By the way, and as a public announcement and warning, this is a fairly common problem when out of state investors buy apartments in Memphis and try to run the project from afar.  

First, a word of warning: if downstairs is a basement, work done there apparently doesn't always have the same value as work done above ground.  

Large agencies like State Farm may not offer it so make sure to contact smaller, independent agencies that can write specialty policies with multiple insurers.Word of warning, builders risk may not cover workman's comp and other liabilities associated with specialty insurance.
