We do, as a courtesy, for in-house repairs text the tenant the 1-2 hour repair time window 24 hours in advance so the tenant can make arrangements to be home if they desire to be.

Normally, I let the repair person call and make arrangements.

Rentals should be a business, not a personal arrangement.

When I purchased the house it was at 100% capacity and was rented out at $400/month per bedroom so more dorm style living arrangements.

I have contact info for offices that I can simply hang my license at, but I think that foregoing some of the independence that comes with those arrangements is worth committing to a big box broker for the time being.Thanks again, Chris

This arrangement you have sounds like he is acting as a CM...essentially he is a liaison to the subs but carries no contracts with the subs (thats you).
