Money has no ears or eyes or senses.

I put a tenant in, a young couple who is ALWAYS late on the rent but keeps the place immaculately clean and doesn't cause any trouble or noise.  

Keep your eyes and ears open.

Your Cleaners must are your "eyes and ears" and must be on the ball/have attention to detail or you will have angry guests/bad reviews.

Find out the root cause.If it's a noise issue between an upstairs tenant and a downstairs tenant, take a look at how to mitigate noise between floor/ceiling and between walls.

I don’t trust any of the app valuation result because they get the estimate via a mathatic fumular instead of compare 1 mil radian, like kind properties, such as it environment ( next to what..cemetery, freeway, or busy noise street etc) , condition & feature (interior and exterior), function and local market data. 

BUTThat’s all music to my ears because if there is only 5 investors after a property I want it’s better then 500 investors after the property I want.

Some neighborhoods are organizing to fight against short term rentals, complaining about noise and degradation of the quality of life in their neighborhoods.
