I've danced with bed bug before and a building of this size could run 10-15K if there was an infestation throughout the building.So we basically told the Vendor we would hold-back X-amount of the purchase price until we had our pest control fellow go through the building and give it a clean bill.

And was given a notice of code violation by a city inspector, due to a complained filed by my tenant.This is what I am being adviced to repair:1) Door not lacking completely.2) Leacking on second floor ceiling(is mot a roof issue, it is a 3 story property)3) A collapsing fence ( not really collapsing)4) Peeling throught the dueling (wall paper in one bedroom is separating) 5) A kitchen countertop needs to be tighten,( a corner needs to be re screwed) 6) Roaches and mouse infestation,This issues were not communicated  to me by tenant, except the one about the fence,  in April, a contractor was hired to repair it but tenant cancelled the  appointment the night before and  when I tried again, in June, she disagreed due to her recent baby's delivery.

I had a mouse infestation in a kitchen once and they pee all over to mark their territory and to help them navigate because of poor eyesight.

Then I would amend the rental agreement to put more responsibility onto the tenant for maintaining it that way and for notifying me in a timely manner if a re-infestation occurs.

I ended up dumping the properties; however, because learned from a local that the specific neighborhood the units were located in was heavily infested with drug activity, mainly meth and heroin.An investor from the area purchased them with full knowledge of the situation.

I have said it before lower end SFR the tenants live hard in the units and tend to have lots of life issues which they tend to take out on inanimate objects.This also applies to mid level to crime infested QUADS.
