My educated guess is that there will be a large swath of landlords that would take less rent than no rent to minimize their vacancy expense or a prolonged vacancy.

These are "Tenants at Will", which in MA refers to them as month to month and only require a 30 day written notice to vacate (and you do not have to give them a reason)Of course, things can get messy if they decide to pro-long things and I need to get the courts involved, etc.Also, if want to keep them, and say force them to remove the pets, I don't want that to give me any problems.

Banks are sitting on unserviced liabilities, fees are amassing, the asset is deteriorating, the listing agent is doing work he won't be compensated for, etc.To restate the question: If there is an offer on a short-sale that is almost guaranteed to fail, does it typically prolong the foreclosure process?

I don't think if rates dip we see take off, I think we see a furious initial uptick but it'll actually be flat to a net asset value decrease over a prolonged period such as 12-18 months.

I think I saw in the Las Vegas newspaper that the law has change or will change soon on home owners will be foreclosure on faster and be out of their home much faster and no more free rent or can prolong the process.Joe Gore
