for other notices like 3 day pay or quit,  i was told i just neeed poof i sent it to the last known address. 

I rescued quite a few flippers that were mid project and then could not get anymore money out of their heloc.. 

How long did it take for you to have the confidence/Income to quit your day job and focus on real estate full-time?

Well not quite yet, they gave me an appropriate timed 60 day notice that they were not going to renew the lease.

The property was deeply neglected so that lowered the buyer pool by quite a bit.
