I have one association that takes 1 month to approve or deny a renter so it is challenging.  

Has anyone here ever had their LLC challenged in court?

If for some reason I still have the home after 4 to six months, then I face the possibility of lot rent.

It can be more challenging buying remotely but the key is working with someone that is reputable and trustworthy of course.

But the problem is states are starting to go after this, even if its wrong, and do you want to have to pay a lawyer thousands of dollars to try and save you, assuming he even can, and maybe face thousands of dollars of fines? 

The challenge with doing this is that you need to know the preliminary plat process, zoning, etc.
