Really could use some guidance from an investor's point of view.

I do consider it as a lesson learnt but I don't mind spending a few minutes of my time trying to resolve this issue in a way that's fair to both the PM and me, which might be another valuable experience in my opinion.

Of course, a duplex, triplex or quad might pencil out better than a sf or condo, but I think if you can even do "ok" on the first rental, what you learn can be as valuable as the cash flow.Best of luck.
