I am also an investor and have had several tenants warn me that they will be unable to pay rent.

Then we double check the earnest money agreement, as i have had agents warn me that they try to pull something where earnest money is not refundable.

I know for a fact that the required repairs the County will force the landlord to do before they will allow someone to live here will be upwards of $50k.Let my experience be a warning to everyone here.

The next cycle, old grey hairs such as myself, will warn young investors that rentals have a new risk previously unimagined. 

I do know I have been warned by various mentors not to use the friends and family option when paying contractors for renovations.

At this point, I am at the end of my rope and the best I can do is warn against doing business with Dominion Financial Services.

I warn people and than honestly after that its their problem and part of life!

So even if they don't collect anything, you'll get the debt on the ex-tenant's credit report (which they may want to remove some day and decide to pay you off), and be doing a service to other landlords by warning them about this deadbeat tenant (at least the ones who bother to run a credit check). 

I have also warned him that I will file complaints with TREC and any Realtor Association his broker is a member of if I get another e-mail from him.If I get another e-mail from Luis I will also send a complaint to the broker via certified mail just to make sure TREC will follow their rules and hold responsible for the actions of his sponsored agent.By the way, the "poor choice of words" was part of form e-mail response.
