Many people do not have enough reserves--both for their rental property business or even for their own personal financial health--and it would be fantastic to see us as a population be better with our money.For personal expenses, I ideally like to have 6 months of all my expenses (mortgage, utilities, food, misc, every single monthly bill, even the ones I don't *need* to be conservative).

So I paid our baby sitter $200 to go through all 37 web pages and put together an excel sheet based on the criteria I gave her (Opening bid, Address, Parcel #, Assessment, Avg comps of top 5 real estate sites, yearly taxes, etc...).
