If we didn’t stick by that we could have put ourselves in a bad spot.

Occasionally we spot-sand.We source hardwood as close the the woods as possible and usually manage to pay under $3/SF for the raw material plus staples and other supplies. 

The county auditor site says the building includes 12 parking spots.

I'm looking for something in the 300k -400k and under range so that we are in the "sweet spot" when it comes time to sell.

@Christopher Moss 's recommendation of Lima Law Offices is also good, I’ve had a few closings there that went smoothly.Also his point about the paralegals is spot on; they do 90% of the work and honestly how well the closings go reflect at least as much on the paralegal as the attorney.

@Darvis Lee, @Harjeet Bhatti and @Albert Bui are spot on.Only other thing I'd note, have your family give it another whack at refinancing the mortgage into their name(s).

The seller was asked to treat for termites (~$800 - $900).During our showing, I noticed that the floor was weak in some spots in one room, but not in the others.

I'll have to play with the numbers until I find the sweet spot on price.
