I have a neighbor that got a foundation done for $16k, but I've been told by other contractors that a more normal figure would be 30 - 70k.

Ideas of normal restrictions on mortgages with owner occ (can we move out after we have, say 20% principal paid or after a timeframe?) 

Everyone there is always willing to help in any way they can (which I've heard from seasoned brokers, that is not normally the case).

Going with a low end of normal rate of like 1% of value and say that it is actually valued at $40K that is $400.I find it hard to see how you can get much under like 11-12% even if you say your only costs are taxes and insurance.  

This normally isn't an issue so long as I inform the landlord/PM ahead of time but this created a lot of friction with my most recent property manager.

This is the only renter or TB that I am friends with on FB - I normally don't do that.

I know that if i am using a real estate agent to submit offers then normally they will already have contracts ready to be filled out and submitted to sellers.

Normally a lot of the information we need is online through county websites, etc. but I have not been able to find out how to locate this information? 

Neighbors say its been vacant for over 15 years same as taxes owed and no new address of owners- how far behind before it normally goes to tax sale 15 years seems a little slow to me.  

I've been a member for over a year and normally attend two to three meetings a month.
