I would target the $75/night price if you furnish it nicely and it has its own private bath.

Your best bet may be to put the property under contract while you are in the process of getting the equity lined up.

Hold it long enough to refinance based on a fully occupied worth of NOI and I bet you’ll pull out more than the total cost and still have a cash flowing asset.

I do Syndications because I come from the Private Equity field so it's comfortable for me, funding deals would be a new avenue for me and seems to be riskier.  

However, I'd bet you dollars to doughnuts that your local REIA has them.
