In addition I also had to hire cleaners for like major cleaning , since the place that was handed to my tenants was super clean, and had bbq polished clean , yet I received it unclean, unwashed, technically I should be legally able to charge them for that, since the condition i received is not the same.

They have high fees and a lot of restrictions that make purchasing real estate challenging if the funds are limited.For instance, if you open an SDIRA with $80,000 and buy a SFR for $65k plus $8k in closing costs, there's only $7k left in the SDIRA, plus the monthly cash flow from the rent payment less expenses.
