We had a tentative deal on a 24-30 unit apartment {I forget precisely how many off the top of my head) a few years ago when the Phase 1 discovered abandoned USTs on the property.

On two of my houses I cash out refinanced them and they still flow positive albeit only a few hundred a month, but I got out all my money invested in those houses and a few thousand extra on top.

Resourcefulness is the only problem here if (big if) this is a profitable property after paying someone to rehab.

Don't forget to think of us if you need construction services, cabinets-counter tops-flooring or mortgages/insurance!

You're acting as a realtor or fsboing.Many states have taken an overreact posture on this while not having the resources to actually deal with it - all bark and no bite- which is unfortunate.
