Location proximity with nearby retail that is popular and fits with your investment, amenities within walking distance,population and job growth, access during peak traffic times, within 1 mile of a highway, plenty of parking on site ability to add value, the demand of the occupants in that area, and positive cash flow if you are looking for rentals with no guessing, and on-site amenities that are popular, trees and exterior landscaping. exterior looks,  go by actual income and costs instead of pro forma, pay attention to your gut feelings when you drive by, and first impression.

And in Bogotá it seems to me that rates and occupation are relatively low so it is my impression that only few people make much more on airbnb than they would on permanent rentals.I will have to look into other strategies... maybe foreclosures or building.What kind of opportunities are you looking at in Medellín?
