Might be time to clean house if they get nasty about it, or you might just leave them there for 10 years and not worry about any repairs/damages.One way I have tried to "sell" the idea of  security deposit to inherited tenants is by promising leeway if they get slightly behind on paying rent.

I unwound one to the chagrin of a seller in the past.. and the attorney had to call back all the checks he wrote the checks to the real estate brokers and the seller.. they pushed hard but I had a litigation attorney write them a letter and they backed off did not record the deed and unwound the deal.. the builder had not hooked up the house to water power or gas and wanted me to close on a promise.
