Sounds promising. 

Might be time to clean house if they get nasty about it, or you might just leave them there for 10 years and not worry about any repairs/damages.One way I have tried to "sell" the idea of  security deposit to inherited tenants is by promising leeway if they get slightly behind on paying rent. 

We did a video tour (I'm out of state) and the house looked nice and numbers sounded promising.

I am in LA County and hired a Licensed GC to work on a remodel project (1066 sq ft home and All Permits were taken). His estimate for labor was $30,000.
He collected $23,000 and walked away after 3 weeks. He did not ...

I know I'm rambling I promise I'm about to get to the point:The realization was that cashflow is worth an ever increasing amount as your investment strategy becomes more conservative.

I unwound one to the chagrin of a seller in the past.. and the attorney had to call back all the checks he wrote the checks to the real estate brokers and the seller.. they pushed hard but I had a litigation attorney write them a letter and they backed off did not record the deed and unwound the deal.. the builder had not hooked up the house to water power or gas and wanted me to close on a promise.  

Fake paystubs are at an all-time high.

Some of the internet Lenders advertise fabulous rates, but may in the end not deliver on the promises, and responsiveness is a common complaint. 

And then I would consider fake cameras, they are cheaper if the get stolen and they are a deterrence that scares people off even though they don't do anything.

I am looking into a self storage deal near Charlotte NC and from my understanding the numbers look fairly promising and seems like a good location, room for expansion etc.
