Normally an appraisal would be ordered after inspection and the loan officer would check with you to make sure that you were ready for that step (and frequently notify your realtor as well).

So sorry on the delay, as I either didn't get notified of your comment, or I'm an idiot and overlooked the notification (likely the latter lol). 

Make one change, let the shock subside, then notify the tenants of the next modification that will be happening in 2 months or so.

Sorry I can't help you with the AZ market but you can set up a "Keyword Alert" for AZ (or any other word or phrase) and you will get notified when someone mentions it in a post.

There are also procedural issues that can occur when a senior lienholder fails to properly notify a junior lienholder.

People will tell you that you have to notify all parties in a transaction that you are an agent- which is true, and it really has no effect on a deal.
