My back of the envelope math is following:$600k upfront purchase (for simplicity sake, assuming no mortgage)Expenses: $6k annual tax +$4k annual maintenance/upkeep +$3k annual utilities + $2k annual insurance for property and liability = $15k annual OPEXIncome: $1.5k per week in summer and $1.5k per month in winter (after deducting PM fee)16 weeks in summer (assuming 80% occupancy rate, allowing me or my extended family to use it when it's not booked) and 3 months in winter (assuming 50% occupancy rate) = $28k total annual incomeGross profit = $13kROI = 2% 2% return will probably make most people run away screaming, but for me, it's not a bad deal.  2% is about the interest rate I can get from a long term CD, but I also get about $10k worth of usage out of the house which is not included in the calculation, nor is the potential appreciation.In other words, for somebody like me whose primary objective is asset diversification, a house is a better choice than gold coins.

The new CPE (core inflation) and CPI inflation numbers just released on thursday so its your lucky day and rates have dropped to the lower 6's (prior was around 7 or little over - range).Once monday mortgage bond market opens at 630PST or 830 CST yourtime you'll have different pricing so definitely check in on monday and to accurately compare you'd need to get everyone's quote at the same time and same day because the mortgage bond market trades in real time and could reprice multiple times perday.In the end most lenders should be so close that you'll want to work with the best you can find.Hope that addresses the real life situation of conventional mortgage pricing (bank and portfolio mortgage prices change a lot less frequently and is another topic for another time).Best Regards,@Matthew Kwan@Carlos Valencia

Good evening fellow investors and community members,I am wondering what are some of the obvious and not so obvious reasons that properties sit on the market for extended periods of time.For example, sometimes when looking on Trulia, I see small MFHs (or other property types) that seem to have potential, yet it's been a few months and they're still on there.

Plus what was already mentioned, this way you can verify (with paid invoices & lien releases signed as proof) that each contractor was paid as agreed, in writing to help alleviate any mechanic's liens (I have stories about those too).
