I didn't think it would happen so fast, but I was driving through a residential area near where I live and spotted a house for sale by owner on a low traffic street.

Median in the US is $51,000/yrMedian Maricopa County, AZ is $55,000/yrNow don't get me wrong, that number sucks too and your point is still a valid one, especially in high cost of living places.

It looked like the people who lived there before actively tried to destroy it before they left.

The current tenants have been living in house for 2+ years and have been doing repairs themselves anyway.

Many tenants buy stuff to feel better about themselves, both because buying is an act of power when they feel powerless and because there's a deep comfort in having a lot of your stuff around you to help you forget that the house you live in is not yours.

The property's confirmed ARV is 230k and we stand to bring in $500 cash flow while living in the bottom unit. 

@Michael Plante We live entirely off a base salary after taxes of $4562 a month ($1000 mortgage, prop taxes, insurance, food, vacation savings, etc) and I also make about $5000 a month in commissions.
