Network with some colleagues there and see who they are using.If you are still having difficulty finding someone local - you may want to look for an accountant remotely.

You may also have difficulty getting a bank to finance anything if there is even a hint of a second.

In posting this, I hope to gain some insight into some of the difficulties and challenges experience real estate investors face on a day-to-day basis.

I am in the Portland, OR market and finding deals here that pencil out is extremely difficult.

Cash flowing a SFH can be difficult. 

Using the word "foreclosure" is also a no-no and will trigger negative response.Say something like, "I came across your property and I understand that you are going through some difficulties right now.
