Well the inspection is complete today , it was postpone until today so I could get into each unit... there are major damages to the exterior of the property. bowing brick facing, roof replacing, electrical problems, furnace problems, termites, omg on and on and on,let alone the fact that all tenants claim they put up a  security deposit one claiming 2 months, There was so much but looking on the surface the place looked really good ,,When I was told about due diligence that was spot on, getting a professional inspection is worth it because I would not have known until it was to late and to late is after closing when I would own all of these problems

Never bought an old 2/1 that didn't have a few spongy floor spots.

I don't know enough about Tampa but that may be another good spot with an Air Force presence.  

We have a vacant unit and a woman is very interested, but has a large German Shepard, who is (and I quote what the lady said) "she wants to be everyone's friend and is very sweet".

A cabinet over the stove with a microwave outlet is a great spot.  

There is a sweet spot with house hacking homes where you can afford to pay a little more than.

In Charleston we have been buying spot and 3 to 5 here and there.. so have 11 going there.

You would think Pittsburgh would be the spot as well....location is great....but it isn't for the same reasons....crime.
