General contractors are considered the hardest member of your team to identify (good ones at least) and you will very unlikely have any success finding one via an internet forum.

I’m listening to podcast, reading books, watching videos, unfortunately spent over $2.5k on courses which I believe was not necessarily since majority of the information are all over the internet.

Sure you can listen to podcasts and make productive use of that time, but I would advise against it with as much conviction an internet stranger could convey.

Our vacancies are often filled with current tenant referrals & all of those we have are 'essential', so no missed rents. 4 of them work from a home office so we throw in high speed internet.

I have 0 cares about playing on here for ego strokes, I have 0 care about being an internet pretender to fill some void of actual reality in my life, I simply do not care 1 drop what the virtual mob of "do nothings & post everything's" care of what I do or say.

My guess is since it's only in certain areas they don't broadly advertise it. 

I see this as a few stages.BEFORE GOING:So before going, I would use the internet and what's available to you right now to find out as much about the area.Look up the crime infested areas using Trulia, look up the school ratings, look at city level stats like unemployment rate, population growth, property taxes.

So, on a broad scale it is easy to say "the East Coast or Florida is over saturated" (true statement), it does not mean there are areas under served (also a true statement).
