Taking equity in lending can get you in trouble, be careful not to get into a security arrangement.

I always suggest waterproof mattress covers, I have seen some people even use two at once, because if I have a couple booking my stay I know that it is possible they may have relations and I also know that can result in a crotch level spot that can resemble urine, so I don't get too worked up about it.

Maybe u can buy condo in Thailand better, I bought a condo in Bangkok in 2014, now I can get monthly rent fee and also can spend holidays there if well arranged my condo, good luck to u!

They have more of an incentive to workout some form of arrangement that leans in your favor. 

For years we gave tenants the option to cut the grass themselves or opt into our lawn care service, which we have arranged with a provider.

Per our arrangement, I was to bring $12,000 and my brother was to bring $3,000, totaling $15,000-- the 20% down payment for the loan. 

The client can then decide whether they wish to keep the property inside the entity or arrange to have legal title conveyed (transferred) out to them via deed.  

When you start asking the landlord to cover expenses and split profits it’s really a property management arrangement as opposed to arbitrage.
