I always suggest waterproof mattress covers, I have seen some people even use two at once, because if I have a couple booking my stay I know that it is possible they may have relations and I also know that can result in a crotch level spot that can resemble urine, so I don't get too worked up about it.

Maybe u can buy condo in Thailand better, I bought a condo in Bangkok in 2014, now I can get monthly rent fee and also can spend holidays there if well arranged my condo, good luck to u!
