We were having a very difficult time finding a 2 – 3 family home in the particular area we were searching in because we were bidding against many contractors and developers that were purchasing multi-families in all cash to perform condo conversions which is something I would like to do in the near future after this project.

I imagine you mean a wax ring, however I would say nothing because I prefer the wax less rings :)I guess I would not do it in a written test form but rather in conversation like an interview for any position.

I've actually been on a call with someone from the Division talking about Equitable Conversion/interest/ownership/title and their position is that they don't care.

Conversely, we have strong underlying housing market data such as low foreclosures low unemployment, solid demand and so forth but we were in that position before  the big crash.

I've found this to be done in a "restaurant conversation voice" so it's hard to hear what's being sold when.

I would also add that plumbing for all those extra bathrooms is going to be another cost.I don't know that the loft conversions can be done "cheaply" or for value based rents, hence why the loft style living is considered "luxury."
