., we track all the data per each fixed asset in Google Sheets and it's a part of our monthly/yearly processes to input the appropriate adjusting journal entries so the depreciation and amortization are reflected on the financial reports on a monthly basis for each fixed asset.We have a depreciation worksheet, an amortization worksheet, and another worksheet that details all other aspects of each fixed asset (placed in service date, type of property, partners, etc etc) per client.It's nothing fancy but it works for us.

As an investor, as you are trying to grow and share, and in my experience, the bad form that occurs so routinely on forum sites just doesn't exist when you meet other investors face to face.  

I am talking about low rise buildings up to 4 stories in B to C neighborhoods not fancy high rises near lake, etc. 

Investors don't want to purchase a "fancy" hotel room so it would pretty much be a purchase you make and don't resell. 

@Charlie Palmer , Companies with systems in place to routinely collect judgments are rare.  

Not only do most investors spend too much time sitting behind a computer polishing off their fancy excel spreadsheets, they rarely walk properties.

Like Michael said, I would use a cleaner once a month to clean or biweekly, restock the common area items (like TP, dish soap, etc), and sign up for routine lawn and snow services.
