What mailing service are you guys using to mail your post cards and would you recommend them?

@Ann Bellamy  I understand the allure and hype that wholesaling has.. but as you state I don't think people realize how very difficult it is in reality.. but like all things real estate 1 to 5% will do fine the rest come and go..

Some leases have built into them provisions whereby the landlord can increase rent in the event property taxes or other services to the property are increased. 

Unfortunately, the notified tenant refused to leave and I started the eviction process, which can easily take 3 months. the fire insurance provider will terminate the service within 1 month.

He's put about 35% or so down on them and was loaned the rest.

I am under contract with a buyers agent and used them to run comps as well as other services on the property.

How can I be of service to an Agent in return for comps on the regular?

(On the other hand, you may not want the dried marker dust against the wall or the rest of the white cabinets...)I've never had to install toe kicks brand new myself, but from fooling around with things like dishwasher openings and kitchen flooring, I've seen a couple of possibilities.  1) For "real wood" cabinets, they are made out of the same wood that the rest of the cabinets are. 

My 2 cents is to just find a skip tracing service, and a source to get lists from(taxes owed, code violations, out of state owners etc) this is much more effective and less time consuming.
